Simple Guide to Getting Your House To Be SOLD!
you are planning to sell your house. Of course you want top dollar right? Here
are a few tips on preparation to get it ready to be shown and sold. With the
help from your Realtor, do a walk through of your property to hear what their
suggestions are. This guide will help you:
Time Required: 7-14 days
and Emotionally Detach From Your Home:
*You need to make the mental and emotional decision to “let
go”. Look forward to the future and
remember why you are selling.
*You should go to your local packaging/box store and purchase
boxes that you will be able to store the things you plan to keep and take with
*Most homes show better with less furniture to make the rooms appear
larger. Leave just enough furniture in each room to showcase the room’s
*You need to consider where your filled boxes and extra furniture
that you want to keep will be going. You might want to consider renting a
storage unit or a location to safely store your belongings.
*Pack up all personal photographs that are hanging around the
house including any portraits and personal items that you want to keep. You
want buyers to imagine their own photos on the wall and not be distracted by
yours. You want buyers to think “I can see myself living here”.
Most people collect a lot of stuff over the years. I have a rule
that if I haven’t used it for at least a year, I toss it.
*Separate your belongings in each room of the house when weeding
things out. One is the pile that you will be getting rid of whether in a garage
sale, dumping it or donating it. The other pile will be boxed and labeled to
take with you when you move.
*Clean off your kitchen counter, put essential items used daily that
can be stored in a closet when not in use. A nice bowl of fruit and some fresh
dish towels will spruce things up.
*Clean off your bathroom counters and minimize any daily items
showing in the shower such as shampoo. Freshen the bathroom with new towels.
Make it smell fresh with a candle or air freshener.
*Remove or minimize most items on the surfaces of furniture and
desks. Less is more. Think of this as a
head start to the packaging you will eventually need to do anyway.
Arrange All Bedroom Closets, Bathroom & Kitchen Cabinets:
*Buyers will snoop. They will open up closets etc.
*Remove any valuables out in the open. Hide them.
*Organize all closets, straighten out your shoes & clothes,
clean shelves & drawers.
*Buyers will assume that if you are organized and clean, that the
house is well maintained.
The House Sparkle and Shine! If anything, you need to have a clean house…Very
Crucial and Important:
*Wash windows and screens.
*Pressure-wash your sidewalk and patio.
*Clean the kitchen and bathrooms.
*Re-caulk tubs, showers and sinks.
*Make the kitchen and bathroom hardware shine.
*Clean the refrigerator and clear the door of pictures/notes.
*Vacuum and mop.
*Dust furniture, fans, light fixtures.
*Bleach dingy grout.
*Replace/clean worn rugs & decorative pillows.
*Open up the windows for fresh air.
*New comforters/quilts will spruce up your bedrooms.
*Potted plants add life to a room. It’s a inexpensive and
attractive way to decorate.
*Having a pre home inspection is a great way to find out any
concerns with the property. Having these things taken care of before being
under contract can save you headaches.
*Replace cracked floor or tiles.
*Patch holes in walls.
*Fix leaky faucets.
*A new coat of paint goes a long way! Go neutral.
*Make sure the lights work.
Out The Curb Appeal:
*Make sure your lawn is manicured.
*Paint any worn or peeling paint throughout the house.
*Trim the trees, bushes.
*Pick up the dog poop & dead leaves.
*Paint your mailbox if it needs a facelift.
that you have done all of the above, you need to be objective and try to
preview your house as a buyer would. Drive up to your house and take a look at
the curb appeal. Does it look welcoming? Open the front door and what do you
see? Is it fresh looking? Examine carefully how the furniture is arranged, and
what accent pieces like vases, candles, pillows are doing to enhance the look?
Go through the house and try to be objective with these thoughts.
