“It is amazing to see record sales prices and also the speed at which homes are selling this summer,” said Sue Ann Lee, president of Honolulu Board of REALTORS®. “Median sales prices for single-family houses were the highest we’ve seen since June 2016. Lack of inventory for single-family houses below $500,000 has pushed the median price higher. However, even with the higher median prices homeownership is clearly still a top priority of consumers, as pending sales for single-family houses are up by 38.7 percent and we anticipate those to be reflected in closed sales in the upcoming months.”

I have to share with you on my experience in selling this property. We have already found a replacement before attempting to sell this home which is usually not the case. This was a home that was owned for 20+ years by a couple that raised 3 children in. Needless to say, there was emotional ties connected. Preparation: Pulled a permit package, a preliminary title report to make sure that we were prepared behind the scenes. Decluttered, hired a handyman for minor repairs, painting, etc. Finally…hired a cleaning service to make it sparkle, a professional photographer, staged and marketed the property which included holding advertised open houses, email blasted to all the agents on island, social media exposure, created professional flyers to hand out, and constantly showing it. When all said and done, it was totally worth it! Within a short period of time, we had 10 offers in hand and we opened escrow which took about 45 days to record. I also continued to market the property for back up offers which we also had in place. We just closed a few days ago, and the sellers are estacically happy!!! Selling a property requires managing many moving parts from start to finish and 100% effort from all parties involved. Super rewarding when it all falls into place for everyone! YAY!
